When installing front doors in a large-scale property development project, the security of the property should always be a high priority. Keeping a property safe and secure can also involve ensuring it is protected against extreme weather. Thresholds are designed to provide weather resistance by preventing the elements from penetrating through and leaking into a property.

We answer common queries on thresholds for commercial front doors for a development.

Why are threshold options important to consider when finding a front door supplier?

Thresholds play an important role in user safety as well as the overall look, finish and weathertightness of a door. As opposed to an interior door – an external door requires more thought when it comes to weather protection. If a threshold is able to be recessed into the floor and keep a property effectively waterproof, you are delivering a better safety standard. Plus, a low threshold more seamlessly connects indoor and outdoor spaces to create a sense of continuity and openness. It is important to strike a balance between safety, style and practicality when choosing a door threshold for a development. Finding a supplier that offers a range of threshold options and designs can help to ensure you deliver this balance of practicality and visual appeal.

Commercial door threshold options | Which option is necessary for your property development?

Origin Front Doors are available in two types of threshold options:

Non-weathered threshold

The option that provides the most seamless transition between spaces of a property, is the non-weathered, or flush, threshold.

These thresholds do not include a rebate in the same way as weathered thresholds, meaning that they do not carry a weather rating and draught-proofing cannot be fully guaranteed as a result of their lack of seal at the bottom. However, this new threshold creates no step between the inside and outside, providing a truly seamless transition between areas of the property. Non-weathered thresholds are more recommended for doors that will be enclosed inside a front porch, or doors that aren’t fully exposed to the weather.

Two options are available if you are looking for a non-weathered options for your development. These include the standard non-weathered option, or the mobility threshold, which stands at a mere 20mm when the door is open, making it ideal for wheelchair use. Consider whether seamless accessibility is a main priority for your development, or whether you need something more weather-resistant if the front door will be more exposed to bad weather.

Weathered threshold

These thresholds come with a weather rating and are effective at keeping out the elements and providing reliable protection from the weather. However, they will appear higher than non-weathered options, providing a more uneven surface and a less smooth transition.

Because of its weather rating, these weathered thresholds are recommended for use in doorways that separate the inside and outside areas of the property in order to provide weather protection and ensure that rain is kept out of the home. As opposed to non-weathered thresholds – a weathered threshold is ideal if the door will be fully exposed to the weather, and won’t be enclosed inside a front porch. Choosing the right level of weather protection for a front door will reflect positively on you as a developer.

If you are choosing a garage door design for your development, it can be specified with no threshold.
